Returns & Exchanges

We want you to feel at home with every piece you bring into your space. If something isn’t the right fit, we’ll do our best to help within the guidelines below.

Our 30-Day Return Window

You may request a return within 30 days of the delivery date for most items. Because Modterra Home partners with premium suppliers and ships directly from their warehouses, all returns must follow their requirements to keep items safe and resellable.

  • Return request must be submitted within 30 days of receipt.
  • Items must be unused, unassembled, and in original packaging (including all hardware, parts, and inserts).
  • Items must be in resellable condition with no signs of wear, odors, or damage.

How to Start a Return

To help us track and approve your return quickly, please follow this process before sending anything back:

  1. Contact us with your order number, item(s) you’d like to return, and reason for the return.
  2. Our team will review your request and, if eligible, issue a Return Authorization with instructions.
  3. Carefully re-pack the item in its original packaging and ship using the provided return instructions.
  4. Once the item is received and inspected by our supplier’s warehouse, your refund will be processed back to your original payment method, minus any applicable fees.

Returns sent without an approved authorization may be refused or delayed.

Restocking Fees & Return Shipping

Because furniture and décor are large, delicate items that require careful handling, returns have real costs on our side. To keep pricing fair for every customer, the following fees apply to most change-of-mind returns:

  • 15% restocking fee applied to the returned item’s price.
  • Return shipping costs are the customer’s responsibility unless the item is confirmed defective or damaged in transit.
  • Original outbound shipping costs (if any) are non-refundable.

We’ll always be transparent about any fees before you approve the return so there are no surprises.

Items Not Eligible for Return

To protect product integrity and supplier policies, some items cannot be returned:

  • Items marked Final Sale or Non-Returnable at checkout.
  • Assembled, installed, or used items.
  • Items without original packaging, missing parts, or showing signs of wear, smoke, pet hair, stains, or odors.
  • Custom or special-order items (where noted on the product page).
  • Digital products and gift cards.

Damaged, Defective, or Incorrect Items

If your order arrives damaged, defective, or not as described, we’ll work with you and our supplier to make it right.

For parcel deliveries (FedEx, UPS, etc.):

  • Inspect items as soon as they arrive.
  • Report any visible damage or defects to us within 48 hours of delivery.
  • Include clear photos of the product, packaging, and shipping label, plus a description of the issue.

For freight and large-item deliveries:

  • Inspect the packaging with the driver present before signing.
  • Note any visible damage on the delivery paperwork (bill of lading) before signing.
  • If damage is severe, you may refuse delivery and contact us immediately.
  • Report concealed damage within 48 hours of delivery with photos and details.

After reviewing your claim, we will coordinate with the warehouse to arrange one of the following, depending on availability and the nature of the issue:

  • Replacement part(s)
  • Full replacement of the item
  • Partial refund or store credit
  • Return for inspection and refund

For confirmed damage or defects, restocking fees are typically waived, and we will follow our supplier’s guidelines to handle shipping.

Order Changes & Cancellations

We start moving your order to the warehouse as quickly as possible. Because of this, cancellation options are time-sensitive.

  • If you need to change or cancel an order, contact us as soon as possible with your order number.
  • If your order has not yet been processed for shipment, we will do our best to cancel or modify it.
  • If your order has already shipped, it may no longer be cancellable. In that case, you can request a return after delivery, subject to the standard return policy, restocking fee, and return shipping costs.

Refund Timing

Once your returned item is received and inspected at the warehouse, we’ll notify you of the approval or adjustment. Approved refunds will be issued to your original method of payment. Depending on your bank or card issuer, it may take 5–10 business days for the credit to appear on your statement.

Exchanges

In many cases, exchanges are processed as a return plus a new purchase. If you’d like a different color, size, or item, our team can walk you through the smoothest way to handle the swap while minimizing delays.
